Here’s a complete guide on preparing your contract.

  • Step 1 - Reviewing Contracts. Read the How to Rent Guide - link to a government website sharing good practice and common pitfalls to watch out for. Review Tenancy Contract and Addendum & Guarantor Agreement sample (for reference only - do not sign).

  • Step 2 - Ready to Commit. Complete the Tenant Details Form so your contract can be prepared. Provide your Right To Rent evidence and pay your holding deposit. On receipt of your holding deposit, your selected property is secure - you now have 3 weeks to sign contracts.

  • Step 3 - Signing of Contracts. You will receive your Tenancy Agreement electronically for you all to sign. Your Guarantors will receive their Guarantor Agreements to sign. You will receive all the relevant compliance certificates relating to the property (EPC/Gas/Electrical etc.).

  • Step 4 - Pay Final Deposit. Once the balance of deposit is paid, I will countersign your Tenancy Agreement. You will all receive the final signed copy by email.

  • Step 5 - Securing Deposit. Once you have signed your contract, your deposit will be protected in a Government Deposit Scheme. The Lead Tenant will be required to sign.

  • Step 6 - Create Your Fiixit Account. You will be invited to create an account with Fiixit to manage property repairs.

Reporting Repairs

All your property repairs will be handled through Fiixit - a smart platform for property maintenance which will give you access to report repairs and track through your very own ‘My Dashboard’.
